Wir suchen Nachmieter*innen für unsere helle, gut geschnittene 3-Zimmer-Wohnung (ca. 72m²) in der Marxergasse, 1030 Wien. Die Wohnung liegt im 7. Stock mit Lift und hat einen ruhigen Balkon (ca. 6m²) mit schöner Aussicht in den Innenhof.

Warmmiete: ca. € 1.400 inkl. Heizung, Warmwasser und Betriebskosten (exkl. Strom), Kaution: ca. 4 Monatsmieten.

Besonders praktisch für alle, die neu nach Wien kommen: Da wir auf Weltreise gehen, geben wir viele unserer Möbel bei Bedarf gerne gegen eine faire Ablöse weiter - darunter IKEA PAX-Kästen, Sofa, Betten, Vollholz-Esstisch mit Stühlen, Schreibtisch, Waschmaschine und mehr. Ideal, wenn man sich nicht komplett neu einrichten möchte.

Die Wohnung wurde vor ca. 3,5 Jahren generalsaniert, hat eine voll ausgestattete Küche (inkl. Geschirrspüler, Cerankochfeld, Kühlschrank etc.), Bad mit Dusche & Badewanne, Waschmaschinenanschluss in einer praktischen Nische sowie Zugang zur Waschküche im Haus. Haustierhaltung (Hunde/Katzen) ist leider nicht erlaubt.

Top-Lage mit perfekter Anbindung: U3, U4, S-Bahn, Straßenbahn 1 & O, Busse 4A, 74A und der City Airport Train (CAT) sind nur wenige Minuten entfernt. Einkaufsmöglichkeiten (u.a. Wien Mitte) sehr gut zu Fuß erreichbar.

We are looking for new tenants for our bright 3-room flat (approx. 72m²) in Marxergasse, 1030 Vienna. The flat is on the 7th floor and has a quiet balcony (approx. 6m²) with a beautiful view.

Warm rent: approx. € 1,400 incl. heating, hot water and building operating costs (electricity excluded), deposit: approx. 4 months' rent.

Particularly practical for anyone new to Vienna: As we are travelling the world, we are happy to pass on a lot of our furniture for a fair price - including IKEA PAX wardrobes, a sofa, two beds, a dining table with chairs, a washing machine and more.

The flat was completely renovated 3.5 years ago, has a fully equipped kitchen (dishwasher, fridge etc included), bathroom with shower & bathtub, washing machine connection in a practical niche and access to the laundry room in the house. Unfortunately, pets (dogs/cats) are not allowed.

Top location with perfect connections: U3, U4, S-Bahn, trams 1 & O, buses 4A, 74A and the City Airport Train (CAT) are only a few minutes away. Shops (e.g. Wien Mitte) are within walking distance.
